There are no referencing fees however we do expect a tenant to pay a holding amount (Usually £150) which will be deducted from the rent/deposit on move in day. This will then reserve the property for you.
The next step is then to complete an application form which we will use to check references on all individuals moving in who are over 18 years of age. A credit check will be undertaken. We will also need to contact your employer and previous letting agent or landlord if applicable.
Once the checks come back and are all clear then we will agree a suitable move in date with you.
We can offer our tenants insurance which would protect your rent and give you and your family peace of mind. (Optional)
Moving in Day
On the day you move in we will require cleared funds for the rent and deposit minus the £150 already paid. Ideally this should be transferred into our bank account 3 days before move in day to prevent any delay in you occupying the property.
A lease with all the necessary notices and paperwork will require to be signed, initialled and dated on each page. You will of course get a copy of this along with EPC and Gas Safety Certificate if applicable).
An inventory (depending on the landlords service) will be given to you on the day you move in which you will also be required to sign. If there are any changes that you think should be noted then you have 7 days to return the updated inventory. Please Note: The inventory will be taken a few days before your move in and photographic evidence taken of the property at this stage also.
Once all documents are signed and monies paid you will be handed the keys to your new Home.
A welcome pack with all the necessary numbers you may require and some helpful tips will also be given to you to at the start of the tenancy.
